Real Estate Blog SEO Misconceptions

Todd over at Realty Blogging pointed out a common blogging misconception that I see with my clients as well. It’s the “If you build it, they will come” mentality.

This misconception says a few things. If I start blogging about real estate…

  1. I will rank higher in the search engines for my market area.
  2. I will have lots of traffic so I can sit back and watch the new buyers and listings roll in.

Real estate blogging brings higher placement

Well, this is partly true. It will bring better placement, but not necessarily for one key phrase like “Lewiston Idaho Real Estate“. The key with real estate blogging is to discuss everything real estate related in your market area. Now the term “related” is very subjective. It could mean discussing area schools and finances. But it could also mean posting about local events such as parades or baseball games.

The goal of a real estate blog is not just top search engine placement for real estate. A more important goal would be to develop loyal customers.

Your real estate blog is like a big fishing net that catches all kinds of search phrases for your area. You see, if you are discovered through high search engine rankings for a phrases such as “your county fair dates” or “your city parade”, eventually you will be deemed the local expert of your community. People will recognize you and your website as the authoritative source of your area. This will keep them coming back to you.

Blogs bring more traffic

Maybe. First, they have to find you. In other words, you have to market your blog. This includes having the right terms for high search engine placement, Internet advertising (PPC or banners), and offline advertising (newspapers, magazine, etc.)

Second, you have to write about what people care about. This will get them coming back. “They know you care when you care about the things they care about.” No you won’t have to blog about Aunt Emma’s poodle. All you need to do is keep in mind what they may be looking for. Is it local events? Could it be special taxes that affect your area? You know your market, so you need to decide. If you can’t figure it out, ask your clients!

Having a real estate blog is just like any website or any other business venture. It takes a lot of work, planning, and stick-to-it-iveness. Just because you have one doesn’t mean you’ll get lots of traffic or make millions. Make a big net and reel ‘em in!

What exactly is the right technology to use in real estate? Well, I think we can all agree the Internet is one place to look. But what’s the most effective use of the Internet in real estate? Beyond IDX’s and maps, how can Internet technologies improve your real estate business?

It seems that the secret is with the “kids”. According to Sam Morgan (via New Zealand’s Daily Post) we need to be watching how children use the Internet.

Real estate is a rapidly changing industry, so the right technology is what will keep you ahead. By understanding the patterns of children and even the new real estate customers, the Gen-X’ers, we’ll be able to get on the bandwagon before it starts rolling.

PPC6700 Must Have Software

PPC6700 PDA PhoneThe PPC-6700 is the latest and greatest PDA phone offered through Sprint and Verizon (XV6700)… And yes, I have one. This is my simple list of must have software for the real estate agent (or anyone else for that matter) on the go.

Be sure to get a miniSD card for better performance and the ability to install more apps.

Total Commander

Total Commander is a full featured file explorer replacement that is much more functional. Two features that I like are its ability to access a LAN (other computers on the network) and FTP servers.

Microsoft Pocket Streets 2005

Pocket Streets is bundled with Microsoft Streets and Trips. If you’re a showing agent, you can’t leave home without this one. A great way to use Pocket Streets is for mapping a route of all the listings you want to show your clients.

SBSH Pocket Breeze

Use Pocket Breeze to customize your Today Screen with the information you need. Show categorized tasks, appointments, weather and more. This was somewhat of an overkill for my needs, so I use GregSoft TaskPlus instead.

NoviiMedia NR Deluxe

Novii lets you convert your Pocket PC into a universal remote control. Mine is now programmed for all the devices in my home and the office.

Pocket PC NetTools

Simple networking tools including ping, traceroute and whois.

GregSoft TaskPlus

A good Today Screen plugin that shows categorized tasks and appointments. It can also display reminders for birthdays and anniversaries that are in your Pocket Outlook database.

Opera Browser

Tabbed browsing and AJAX support on the Pocket PC.

GreenSoftware GSPlayer

Listen to any of the major music formats with GSPlayer. The main reason I use it is for listening to MP3 streams via ShoutCast.

TranCreative Magic Button

This truly is a magic button. When “X-ing” out of an application, WM5 usually only minimizes the running application. This means the application continues to use precious resources. With Magic Button, the “X” will completely close the currently running application.

Skype for Pocket PC

Your same Skype for the Pocket PC.

Microsoft Power Contacts

This is a Pocket PC Power Toy from Microsoft that adds a few extra options to your contacts pop menu.

Microsoft Today Screen Image Tool for Pocket PCs

This is another Pocket PC Power Toy that adds the ability to use your own images for the Today Screen background.

Cai Systems cLaunch

An excellent app launcher for your today screen. You’re able to customize your icon sizes and have different tabs for grouping your apps.

HappyJackRoad Pocket RSS

A great RSS feed reader for the Pocket PC that can added to your Today screen. It is also compatible with Pocket Breeze.

Microsoft Voice Command

Forget the stylus, do everything by voice. With Voice Command, you can have your phone in your pocket or purse and control everything through your wireless Bluetooth earpiece.

Microsoft Remote Display Control

This allows you to view and control (keyboard and mouse control) your WM5 Pocket PC from a desktop. With a 3X zoon, this is great for presentations that you run from your PocketPC.

Resco Explorer

I’m told that I need to get this one. However it’s $24.95 more than the Total Commander freeware.

Contact-ing

BirdSoft’s Contact-ing app is a Today Screen plugin that adds photo support to your address book.

Holiday Website Makeover

Are you tired of your website’s look? If you are, your visitors might be tired of it too! Time for a makeover!

Have you ever noticed how Google will change its logo to match the day’s current or historical event? For example, throughout the 2006 Winter Olympics, their logo changes according to the popular Olympic event of the day. Yesterday, the Google logo sported a half-pipe and a snowboarder (maybe Shaun White?). This little changing logo has created enough buzz around my peers that I’m certain, it’s at least one way to attract new visitors on other types of websites.

Website Thematics

A North Central Idaho Real Estate team (Higgins Team) makes simple color and graphic changes to celebrate relevant current events, holidays, or seasons. These changes keep the site fresh for visitors and also helps to maintain a personal touch on their site. During the past few months, they’ve changed their color scheme to celebrate Fall, Winter, Christmas, New Year’s, and Valentine’s Day. If you visit their site enough in the next few weeks, you’ll be able to see their designs for President’s Day, St. Patricks Day, and Spring.

Although the changes may seem drastic and time consuming, they’re not. Because their site is standards-based they can easily change their whole site by using a different external style sheet. They’re only changing site colors and their banner graphic, so the effort is minimal.

Like most marketing tactics, you’re experimenting. You need to experiment with different (and minor) changes to determine which ideas will turn your website into a lead generator and cash cow. In the case of the Higgins Team, the experiment has evolved into an important routine. Why? Lots of new visitors who become buyers. Their website traffic has increased 36% during a time of typically slow activity.

There are other factors that contribute to their improved numbers including excellent search engine marketing. But this is just one more thing that you can do to keep those repeat and referrals coming to your website.

Real Estate BloggingYou’ve heard about blogging. You’ve probably read a few. And now you think you want to jump on the real estate blogging bandwagon. Here are just a few ways to get started.

What is a blog?

Before you can know how to blog, you need to know what it is. Roughly defined, a blog–short for “web log”– is an online journal. At its beginning, blogs were purely personal “how my day went” posts and a few soapboxes. Nowadays, you’ll find blogs for everything from gameplayer granny to corporate employees. Here we’ll be specific and talk about real estate blogging.

Blogging software

Blogging doesn’t technically require any special software. However, blogging software and services do make it much easier to post and manage. The most common software I’ve seen are:

There are many others that I do not mention, but these are the major players in blogging and they’re all free, or at least have free service-level options. The ones labeled “service” are hosted blogging services. The ones labeled “installed” are software that you download and install to your own web server.

For those just getting started, a turnkey blogging service is the way to go. All you do is signup for an account and start posting. I must add, however, that for a professional site you should have your own domain. Although you use a service like, say Blogger, to write your posts, you should setup your blog so that it gets published to your own web server and not the common yourname.blogspot.com (the domain Blogger uses to publish your blog).

Publishing your blog to your own domain gives you a few things.

  • Professionalism – Your own domain name is less that $10 a year. Would you rather be johnvilleblog.blogspot.com or johnvilleblog.com (or johnville.com/blog)? It just looks better to your prospective clients.
  • Branding – You can be more flexible with choosing a domain name or URL. This can help you to maintain a consistency with your marketing through both name and look.
  • Search Engine Indexing – Your blog can achieve good placement even if you are something.blogspot.com. However, wouldn’t you rather have yourdomain.com appear in the search engines? This leads us to the next benefit.
  • Market Authority – When someone is searching for real estate information (your blog), wouldn’t it be nice if your site always comes up to the top? With excellent search placement, people will believe that you are the information authority for your area.

Real Estate Blog Topics

So what do you write about? Well… anything! That is anything real estate related.

One of the purposes of a reak estate blog is to create a dedicated following of people that will visit your blog, read often, and eventually buy through you or refer others to you. Your job is to be a real estate expert for your market. That’s why people hire you.

You must be personal, yet always professional. Let the words you write represent who you are–your personality, your interests, your opinions. Do this in your blog while feeding your readers good information about things that affect real estate in your area. Topics could include:

  • Updates on local mortgage rates
  • Updates on local market conditions
  • Commentary on recent local news items
  • Announcements (i.e., open houses, team accomplishments, new information or features added to your site, congratulations to new homeowners with pictures)

The most important thing is to be yourself. If you have team members, let them blog too. This will give potential clients the ability to get to know you and your team. Mobile Agent Gadgetry

There are many experts, gurus, and consultants that tell us that we need some kind of gadget or program to run our business better. Well with so many gadgets and gizmos out there, real estate agents can go crazy trying to decide which ones to get. For the mobile agent, these are some of the gadgets that I think are worth getting.

As you review each item, think about how each gadget would (or wouldn’t) work in your market. Also, try to think of other types of gadgetry that could help. I’d appreciate if you left your thoughts by posting a comment.

  1. Smart Phone

    Smart phones are cell phones that have additional functionality of a PDA. There are many different smart phones available, but I think the Treo’s have to be the most popular. With a typical smart phone, you can do everything from surf the web, browse MLS listings, and manage standard MS Office documents. You can even make normal phone calls! Recommended Smart Phone: Treo 700w.

  2. Tablet PC

    A tablet PC is a portable computer, like a laptop, that runs a special Tablet PC operating system. In addition to its typically smaller size, a nice thing about a Tablet PC is that you can digitally write on the screen. There are many mobile real estate applications including:

    • Marking up and faxing counter-offers.
    • Mapping out floor plans or taking notes about a listing
    • Having clients sign listing agreements

  3. Wireless Internet Card

    I’m not referring to a WiFi card, here. I’m talking about a card, often called an “AirCard,” that you can plug into your PC that gives you a direct connection to the Internet. You’ll be able to check email or update listing information from just about anywhere. Here are a few of the main providers:

  4. Digital Camera

    How can a real estate agent be without a camera? Even if you have a professional photographer, there are always shots that you’ll want to take. There are a wide range of cameras from point-n-shoot to Digital SLRs. Unless you’re doing high quality print work (and not using a professional), I’d use a simple 4MP+ point and shoot camera. Recommended camera: Any of the Kodak EasyShare or any of the Nikon CoolPix lines.

  5. Bluetooth Headset

  6. Thumb drive (a.k.a. flash drive, jump drive)

    Thumb drives are today’s floppy disks. You can use it just like any hard drive by placing it into your computer’s USB port. Currently the largest thumb drives hold about 8GB of information. You probably won’t need one that big, but they’re available. Recommended thumb drive: 1 GB Drive or larger.

  7. Wireless keyboard for phone and Tablet PC

    If you’re sending short messages a phone’s keypad will usually suffice. But if you want to do anything at length, a full-size keyboard is the way to go. Wireless bluetooth keyboards can connect to just about any bluetooth device whether it is your phone or your Tablet PC. There are also folding options that can fit in a jacket pocket or purse. So get just one keyword that fits all your devices. Recommended keyboard: Stowaway Keyboard or for the really techie

Real Life Monopoly

Monopoly Toys 'R' Us Times Square EditionThere are so many real estate applications for GPS nowadays. You can use it to pinpoint borders of oddly shaped pieces of land, geocode your MLS listings and create driving directions for clients, and play real life monopoly.

Yep, Hasbro has conjured up a fun way to use GPS and tie it to real estate–Monopoly Live. Their marketing concept (turned successful campaign) has attracted many to virtually receive and make payments for different properties in London.

Monopoly Live is just like the traditional Monopoly game except the squares are properties located around London. The playing pieces, or tokens, were 18 cabs fitted with GPS systems. If your cab drops their passenger at your property, you get credited rent to your virtual bank. If your cab drops off their passenger at a property you don’t own, you pay. The player with the most money wins!

So what happens when you win? If you’re a daily winner, you get to enjoy one of the cool daily prizes. But if you’re the grand prize winner, you get one year’s rent or mortgage payments paid by The Motley Fool. Congratulations to Matt Dodd and the other Live winners!
