WordPress 2.0.1 Released

Wordpress Blogging SoftwareWith over 114 bug fixes, WordPress 2.0.1 has just been released. If you haven’t used WordPress, you’ve got to download and try it out. If you’re using an older version of WordPress, be sure to follow the proper upgrade procedures. That includes backing up everything!

Some of the major benefits of the newest stable release are:

  • Ability to specify an upload directory
  • Toggle date-based storage options
  • Fixed caching issues
  • Fixed permalinks
  • Working XML-RPC uploading
  • Better backwards compatibility with older PHP versions
  • Fixed WYSIWYG editor
  • Better import memory handling
  • MySQL 5.0 compatibility in strict mode

Real Estate Blogging

Real Estate BloggingYou’ve heard about blogging. You’ve probably read a few. And now you think you want to jump on the real estate blogging bandwagon. Here are just a few ways to get started.

What is a blog?

Before you can know how to blog, you need to know what it is. Roughly defined, a blog–short for “web log”– is an online journal. At its beginning, blogs were purely personal “how my day went” posts and a few soapboxes. Nowadays, you’ll find blogs for everything from gameplayer granny to corporate employees. Here we’ll be specific and talk about real estate blogging.

Blogging software

Blogging doesn’t technically require any special software. However, blogging software and services do make it much easier to post and manage. The most common software I’ve seen are:

There are many others that I do not mention, but these are the major players in blogging and they’re all free, or at least have free service-level options. The ones labeled “service” are hosted blogging services. The ones labeled “installed” are software that you download and install to your own web server.

For those just getting started, a turnkey blogging service is the way to go. All you do is signup for an account and start posting. I must add, however, that for a professional site you should have your own domain. Although you use a service like, say Blogger, to write your posts, you should setup your blog so that it gets published to your own web server and not the common yourname.blogspot.com (the domain Blogger uses to publish your blog).

Publishing your blog to your own domain gives you a few things.

  • Professionalism – Your own domain name is less that $10 a year. Would you rather be johnvilleblog.blogspot.com or johnvilleblog.com (or johnville.com/blog)? It just looks better to your prospective clients.
  • Branding – You can be more flexible with choosing a domain name or URL. This can help you to maintain a consistency with your marketing through both name and look.
  • Search Engine Indexing – Your blog can achieve good placement even if you are something.blogspot.com. However, wouldn’t you rather have yourdomain.com appear in the search engines? This leads us to the next benefit.
  • Market Authority – When someone is searching for real estate information (your blog), wouldn’t it be nice if your site always comes up to the top? With excellent search placement, people will believe that you are the information authority for your area.

Real Estate Blog Topics

So what do you write about? Well… anything! That is anything real estate related.

One of the purposes of a reak estate blog is to create a dedicated following of people that will visit your blog, read often, and eventually buy through you or refer others to you. Your job is to be a real estate expert for your market. That’s why people hire you.

You must be personal, yet always professional. Let the words you write represent who you are–your personality, your interests, your opinions. Do this in your blog while feeding your readers good information about things that affect real estate in your area. Topics could include:

  • Updates on local mortgage rates
  • Updates on local market conditions
  • Commentary on recent local news items
  • Announcements (i.e., open houses, team accomplishments, new information or features added to your site, congratulations to new homeowners with pictures)

The most important thing is to be yourself. If you have team members, let them blog too. This will give potential clients the ability to get to know you and your team. Mobile Agent Gadgetry

There are many experts, gurus, and consultants that tell us that we need some kind of gadget or program to run our business better. Well with so many gadgets and gizmos out there, real estate agents can go crazy trying to decide which ones to get. For the mobile agent, these are some of the gadgets that I think are worth getting.

As you review each item, think about how each gadget would (or wouldn’t) work in your market. Also, try to think of other types of gadgetry that could help. I’d appreciate if you left your thoughts by posting a comment.

  1. Smart Phone

    Smart phones are cell phones that have additional functionality of a PDA. There are many different smart phones available, but I think the Treo’s have to be the most popular. With a typical smart phone, you can do everything from surf the web, browse MLS listings, and manage standard MS Office documents. You can even make normal phone calls!   2. Tablet PC

    A tablet PC is a portable computer, like a laptop, that runs a special Tablet PC operating system. In addition to its typically smaller size, a nice thing about a Tablet PC is that you can digitally write on the screen. There are many mobile real estate applications including:

    • Marking up and faxing counter-offers.
    • Mapping out floor plans or taking notes about a listing
    • Having clients sign listing agreements

  3. Wireless Internet Card

    I’m not referring to a WiFi card, here. I’m talking about a card, often called an “AirCard,” that you can plug into your PC that gives you a direct connection to the Internet. You’ll be able to check email or update listing information from just about anywhere. Here are a few of the main providers:

  4. Digital Camera

    How can a real estate agent be without a camera? Even if you have a professional photographer, there are always shots that you’ll want to take. There are a wide range of cameras from point-n-shoot to Digital SLRs. Unless you’re doing high quality print work (and not using a professional), I’d use a simple 4MP+ point and shoot camera. Recommended camera: Any of the Kodak EasyShare or any of the Nikon CoolPix lines.

  5. Bluetooth Headset

  6. Thumb drive (a.k.a. flash drive, jump drive)

    Thumb drives are today’s floppy disks. You can use it just like any hard drive by placing it into your computer’s USB port. Currently the largest thumb drives hold about 8GB of information. You probably won’t need one that big, but they’re available. Recommended thumb drive: 1 GB Drive or larger.

  7. Wireless keyboard for phone and Tablet PC

    If you’re sending short messages a phone’s keypad will usually suffice. But if you want to do anything at length, a full-size keyboard is the way to go. Wireless bluetooth keyboards can connect to just about any bluetooth device whether it is your phone or your Tablet PC. There are also folding options that can fit in a jacket pocket or purse. So get just one keyword that fits all your devices. Recommended keyboard: Stowaway Keyboard or for the really techie

Real Life Monopoly

Monopoly Toys 'R' Us Times Square EditionThere are so many real estate applications for GPS nowadays. You can use it to pinpoint borders of oddly shaped pieces of land, geocode your MLS listings and create driving directions for clients, and play real life monopoly.

Yep, Hasbro has conjured up a fun way to use GPS and tie it to real estate–Monopoly Live. Their marketing concept (turned successful campaign) has attracted many to virtually receive and make payments for different properties in London.

Monopoly Live is just like the traditional Monopoly game except the squares are properties located around London. The playing pieces, or tokens, were 18 cabs fitted with GPS systems. If your cab drops their passenger at your property, you get credited rent to your virtual bank. If your cab drops off their passenger at a property you don’t own, you pay. The player with the most money wins!

So what happens when you win? If you’re a daily winner, you get to enjoy one of the cool daily prizes. But if you’re the grand prize winner, you get one year’s rent or mortgage payments paid by The Motley Fool. Congratulations to Matt Dodd and the other Live winners!

Blog Experimentation

Building Online Communities With Drupal, phpBB, and WordPressThere’s always gotta be a “first post.” In my case this required post is due to reviewing different blogging systems and having moved from MovableType, to Drupal, and now to WordPress. I think each have there own place and for now WordPress is here. My clients have a combination of pure HTML sites editted in DreamWeaver to tweaked out versions of Drupal and MovableType. Since I have not used WordPress much in the past, I thought, “What better place than here!”
I chose to start from scratch and not import any of my old blog posts. This allows me to fully test out WordPress, recategorize my website, and see how fast I can rebuild my search engine placement. ;) Now that WordPress is completely setup, my next few tasks for this project are:

  1. Create a custom design template
  2. Identify and install fun plugins
  3. Start adding content
  4. Market my blog

The last item (marketing my blog) seems a bit silly considering, at this point, I have very little plans to monetize this blog. However, part of my real job is Internet Marketing. I figure my own personal blog would be a great, safe place to test different linking strategies, community building efforts, and different advertising venues.

Before you start shouting that “every business is different, so strategies will be different…” Yes, I know. Again, this is meant to be a personal site, so I can do whatever I want! :D

As new posts are added, you will see this place morph into a place for my more than just rants and raves. You will see Technology updates, my portfolio of Photoshop experiments, and anything else that demonstrates who I am and what I do.
